Myth vs. Fact

There are common misconceptions about renting to voucher families. Let’s set the record straight.

Myth: The program pays below market rent.

  • Fact: Rent must be reasonable and comparable to similar unassisted units in the area. You are not required to accept below-market rent.

Myth: The inspection process is overly difficult.

  • Fact: Inspections ensure housing is safe and in good repair. Units that are clean, functional, and move-in ready typically pass without issue.

Myth: Landlords cannot screen voucher tenants.

  • Fact: You may screen voucher applicants the same way you screen any tenant—credit, rental history, background, and references—consistent with Fair Housing laws.

Myth: Payments are unreliable.

  • Fact: The housing assistance portion is paid directly by AMHA, providing consistent and dependable income.

Myth: Renting to voucher families increases risk.

  • Fact: Voucher holders sign leases just like other tenants and must follow all lease requirements. AMHA also provides oversight and program compliance monitoring.

How the Process Works

List Your Unit

Contact AMHA to advertise your available property to voucher families.

Screen Applicants

Interview and screen interested families just as you would any other renter.

Submit Request for Tenancy Approval (RTA)

Once you select a tenant, the RTA is submitted to AMHA.

Unit Inspection

The unit must pass inspection to ensure it meets HUD’s NSPIRE Inspection Standards.

Lease & HAP Contract

After approval, you sign a lease with the tenant and a Housing Assistance Payment (HAP) contract with AMHA. Payments begin once the contract is executed.
